A production builder can have a suitable plan and still lose time when every option, lot condition, price and drawing revision is maintained separately. The resulting work is not simply drafting: it is keeping a configurable home commercially and technically coherent from buyer selection through construction documents. Higharc’s case is useful because it treats the home as structured spatial and product data rather than as a collection of disconnected drawings.
The named Higharc workflow
Higharc is a browser-based platform for production and semi-production homebuilders. Teams define a master plan, options, rules, construction standards, code conditions and lot constraints. Those selections can flow into three-dimensional buyer views, estimating and takeoffs, marketing assets, customer relationship management records, pricing and lot-specific construction documents. Independent trade reporting describes a browser geometry kernel, a rules engine for local code and building systems, automatic bills of materials and takeoffs, and synchronization with enterprise resource planning systems; its target was builders above roughly 100 homes annually and build-to-rent, not one-off custom work. 2 5
United Built Homes (UBH) provides the clearest named workflow. A buyer configures on the website; Higharc creates a Lasso customer relationship management lead, retains the configuration and creates a pricing record before the first call. UBH reports that about two-thirds of active pricing records begin with online configuration. Its application conversion reportedly rose from 10% in 2024 to 14% by July 2026, a 40% relative increase. A standard closing plan fell from two-to-three days to one-to-two hours with a quality-control pass, while five-elevation/multiple-option work moved from one-to-three days in Revit plus external rendering to about 1.5 days. These are provider-published customer results, not an independently audited controlled experiment; staffing, mix and causal controls are not disclosed. 7
Signature Homes reports that hundreds of static versions and seven-to-nine hours for a lot-specific permit set became one configurable plan and approximately 10 minutes. It also reports an early estimated 11% increase in option revenue and four sales before a model home existed. The team had a Revit learning curve and first had to encode standards and option interactions. Legacy Design Homes reports pre-sale preparation falling from 5–10 hours to 2–3 hours per home, new-plan development from one-to-two months to about one week, and pre-construction from three-to-four months to the week of sale. These comparisons are useful workflow hypotheses, not guaranteed return on investment. 8 9
Higharc’s homepage additionally publishes headline claims of a 15% margin increase, 50% less time to open communities, 80% faster product development, 75% faster soft-cycle time, $30 million return on investment, two weeks from plan idea to permit, $1,840 saved per home and 40% higher UBH lead-to-application conversion. Its 2026 funding announcement reports customer-reported product development compressed from months or years to weeks or days, communities opening 25–50% faster and margins 10–15% higher. These claims have no consistent audited cohort, full counterfactual or accounting definition in the retained evidence. 4 10
Data, integrations and authority
Higharc says its artificial intelligence combines spatial data, geometry, code requirements and construction standards with deterministic construction logic. AutoTranslate is announced as converting a two-dimensional floorplan image into a three-dimensional spatial model and aligning quantities to purchasable materials, initially with distributor US LBM. A scanned plan remains an input requiring review, not an approved design. 4
The enterprise resource planning path includes comma-separated-value or file imports, column mapping and validation for ECI MarkSystems, Hyphen BRIX and HomebuilderONE, plus a native format and SmartSheets. APIs and webhooks, Lasso, HubSpot and Google Analytics integrations are also described. The ERP feature is early access; further mappings, data types and historical import logs are listed as coming soon. Public evidence does not establish autonomous purchase orders, permit approval, field scheduling, binding quotation authority or complete ERP write-back. 6
An illustrative pilot for a builder or distributor
This is an illustrative application, not a reported deployment. Choose one live community and encode its canonical plan, options, material identities, price version, code rules, lot conditions and approved exclusions. Compare the existing process with Higharc while retaining human design, code, estimating and commercial approvals. Measure time per closing plan and permit set, revision and rework rates, quantity discrepancies, change orders, conversion and gross margin with named denominators. Test stale prices, incompatible options, unit mappings, permissions, export completeness and rollback before scaling.
Higharc’s funding history—$21 million Series A and $25.8 million cumulative capital in 2021, $53 million Series B and $78.7 million cumulative in 2024, then a $95 million Series C and more than $170 million cumulative in June 2026—signals expansion, not adoption, profitability or proven return on investment. The 2024 disclosure says customers represented more than 40,000 homes and $19 billion in new-home sales volume; that is company-reported reach, not causal evidence. 3 4 11
